Policies

House rules & rental terms

The short version. Every booking also requires our signed rental agreement, which has the full terms.

Who can book

  • The primary renter must be 25 or older.
  • A copy of a valid government-issued photo ID is required, and the name must match the reservation.
  • The rental agreement must be signed before check-in. Your unique door code goes out once both are done.

Check-in & check-out

  • Check-in 4 PM, check-out 11 AM.
  • Keyless entry with a unique code for each stay.

Payment & taxes

  • Book direct and save on fees.
  • Applicable Massachusetts and local room occupancy taxes are added at booking.
  • Security deposit: details confirmed at booking.

Cancellation

  • Cancel within 24 hours of booking for a full refund, if you booked at least 7 days before check-in.
  • After that, cancel 7 or more days before check-in for a 50% refund.
  • Cancel less than 7 days before check-in (or after check-in) and the nightly rate isn’t refunded.

Occupancy & quiet hours

  • The Beach Hut sleeps up to 8 (6 adults + 2 kids). Coral Coast and Blue Tide each sleep up to 4, or up to 8 when booked together as The Twin Cottages.
  • Quiet hours: Beach Hut 11 PM–8 AM · Coral Coast 10 PM–8 AM · Blue Tide 10 PM–7 AM · The Twin Cottages 10 PM–8 AM.
  • No smoking or vaping. No parties or events.

Pets

  • One pet per stay at each cottage and The Beach Hut, with a $150 pet fee. The Twin Cottages allow up to 2 pets at $150 per pet.
  • The Twin Cottages cleaning fee is $350.
  • Assistance animals are always welcome.

Parking

  • The Beach Hut fits up to 4 cars. The front stone area is for pick-up and drop-off only, because the road is narrow.
  • Each Hyannis cottage has its own on-site parking.

What’s provided

  • Bed linens, bath towels, soap, toilet paper and other essentials.
  • Beach chairs and a beach wagon at every home. Please bring your own beach towels.

Cameras

  • The two Hyannis cottages have exterior security cameras. The Beach Hut has none.
